Sweating your asset management system!
As everyone knows, the pressure is on! Never before have social landlords been pushed as hard - to get maximum value from their stock, to do more for less, and to ride out the storm of austerity.
A successfully implemented, and thriving asset management system is essential to succeeding in today's environment. But too many landlords struggle with making the most of their significant investment in software. Complex solutions such as Keystone, which could play a major role in achieving optimal targeting of maintenance expenditure, effect substantial efficiencies in business processes, and underpin key retention/disposal strategies lay frustratingly under-utilised. Despite the highest of stakes, social landlords struggle to appropriately resource this vital area.
The demand for someone with expertise, integrity - and commitment to delivering value for money, has never been greater.

WHAT CAN I DO FOR YOU?
System Review
In my experience, organisations often just struggle to understand whether they are making the most of the tools that they have at their disposal. If you're wondering whether you're 'missing a trick', I can offer you an entirely objective review of your use of your asset management system.
From an assessment of its configuration, the quality of the data contained therein, and the business processes used to support it, I can provide a comprehensive, independent report on your system use - with recommendations for improvements.
Having worked 'on the inside', developing products that can potentially meet your business challenges - my passion now is to help you make the supplier's vision, YOUR reality.
Systems Integration
The holy grail of integrated systems has always seemed tantalising out of reach. But why? Most systems come with facilities for enabling interfaces and integration; and there are a number of independent integration tools on the market.
The problem seems two-fold. The first challenge is finding someone - a systems 'architect' - who can to pull together the business requirements, the data flows, an understanding of the functional capabilities of each system, and the technical options available, to formulate an integration strategy. And then you need someone withsufficient technical skills to 'wire' the various systems up.
Such individuals are rare - and few organisations in social housing can afford or retain them. In over a decade of working with social landlords I have accumulated a wealth of knowledge and insight in this area.
Sustainability Modelling
Most social landlords are now taking steps to address the Value for Money agenda promoted by the HCA. For many, the first step is the financial appraisal of their stock - perhaps for the first time gaining a scientific insight into the viabilty of each of the properties in their portfolio.
Asset management systems such as Keystone are now seeing a rapid expansion in the take-up of the functionality they offer in the area of sustainability modelling. Understanding the functionality is the easy part though - deciding on the factors to include in an assessment - and then sourcing and loading the required data, and evolving the configuration of the model is the challenge!
I have carried out workshops with a wide range of landlords, helping them both to define their model, configure it - and understand the results. Let me know if I can bring this experience to bear in your organisation.
Adhoc support and consultancy
Quite apart from helping with the kind of strategic activities outlined elsewhere on this page, many organisations in the social housing sector are just struggling to keep their asset management system ticking over - perhaps lacking the time or resource to keep it up to date - or finding it impossible to stay sufficiently hands-on on a daily basis to fully exploit the functionality provided.
Are you too busy fire-fighting, or 'doing the day job' to ever really get the point where your asset management system ceases to be a burden, and starts preventing the fires from breaking out in the first place? You just need someone to step in for a couple of weeks, bring it all back under control - and then hand you back the reins?
Give me a call - I'd love to be able to help you!
